Creating new floor plans
Digital redrawing of as-built plans without on-site inspection of the building
The fastest and least expensive way for us to create up to date CAD floor plans for you is if your archive contains accurate as-built plans with all dimensions marked. They can be either CAD files or paper plans. The paper plans are digitised by redrawing on the basis of the existing dimension markings. This is still work that must be done by hand because automatic vectorisation is not suitable for use on building plans. Visual checking and on-site inspection of the building
This process is suitable if you have existing as-built plans that are up to date or nearly up to date with a small amount of alteration, but you are not sure of the amount of alteration work that has taken place. In the on-site inspection we check whether there are any alterations, and where they are. The client then decides whether the alterations should be properly measured.Site measurement with on-site inspection of the building
If you do not have up to date as-built plans, site measurement is necessary. The buildings are inspected on site and measured by us. The process that is used depends on the building, the designated use and the type of plan that is to be supplied. We record complex facades with photogrammetry, but the regular and rectangular interior rooms of a building are measured by laser-assisted manual measuring. The gross floor space is usually verified by an exact tachymetric measurement of the exterior shell, and accurate measurements of irregularities and details are carried out with 3D laser scanning equipment. It helps to reduce the cost if you provide us with your existing as-built plans, even if they no longer correspond to the current state of the building. In any case, the old plans are a valuable aid to orientation and a guide for the measuring work in the building.
The results from the measuring devices are transferred to CAD format either with standard electronic data capture tools or by the classical method after they have been recorded by hand in the on-site inspection book.
Please feel free to contact us if you want to measure and record large property portfolios. Over the last few years we have supplied data for the largest property transactions in Europe. In these projects, several million square meetings of floor space in buildings had to be measured throughout Europe within just a few weeks. Such a project requires a large and established team; there is no scope for errors in the project organisation, they would mean the end of the deadline.
