Types of plans
We can deliver your plans in various degrees of detail for a variety of uses. We always follow the principle of the optimum cost to benefit ratio.
It is not very useful to give you fully tachymetric site measurements with workshop plans on scale 1:50 if you want to
sell a large portfolio of office properties. A simplified floor plan is the right product for this purpose. But as a planner for your alteration work, you need plans that are far more detailed.
Our types of plans are standard plans which we can adapt in detail to suit your needs. This applies both to the content and the design.
Simplified floor plan

The simplified floor plan is a less expensive version of the floor layout plan. It provides a clear concept of the allocation of spaces because it omits details that are not relevant. The simplified floor plan is the standard product for sale and letting and for the operation of
CAFM
The dimension markings only show the most important dimensions of the storey and the rooms. Parapets and window heights are not marked. The position and dimensions of the doors are not shown.
Room polygons, room stamps and room attributes are used which permit an evaluation according to different standards, e.g. gif MF-G, DIN 277. In addition, for example, polygons can be drawn for cleaning planning.
From the simplified floor plan we automatically generate the floor space calculations according to the accepted standards such as gif MF-G, DIN 277, E 1836, the Swiss Architects and Engineers regulations (SIA 416), the residential space regulations (WoFlV), the Second Rent Calculation Ordinance (II.BV) etc.
DIN plans 1:100 (quality for submission) and DIN plan 1:50 (execution plans)
The plans are drawn up according to the Standard for Technical Drawing in DIN 1356-1 or its specific requirements. The offer includes cross sections, elevations and detailed drawings.
The plans that we normally supply after
measurement
in the building are as-built plans within the defined tolerance range (not reduced to the dimensions of the building shell). Idealised floor plans are generally prepared. Wall thicknesses are averaged and drawn with a uniform wall thickness. Walls that are nearly rectangular ar integrated into the 90° grid. If you request it, we can of course also produce drawings which faithfully show every detail and every irregularity.
CAD plans which are prepared exclusively by copying from the old plans supplied by you are generally plans of the building shell.
The exact specifications of the specific scope of the drawings and CAD standards are defined together with you before work begins on the basis of our checklists or your in-house specifications.

We carry out measurements of your residential portfolios, create
floor plans and process them for Internet use and printing.
3D building models
In addition to the basic two-dimensional drawings that comply with the standards, we also produce 3-dimensional building models with the standard CAD software solutions for the architecture, especially AutoCAD, ADT, Allplan, Arriba, Spirit and Speedikon.
Escape and rescue routes, plans for the fire brigade
We create escape and rescue plans which conform with DIN 4844-3 and the regulations of the industrial indemnity associations (BGV A8). The plans for on-site display are produced the right way around for users to read, and they show the present location, the escape routes, the escape route pictograms, self-help facilities, action instructions, emergency phone numbers etc. The plans for the fire brigade are drawn up in consultation with the fire brigade on the basis of DIN 14095. Other aspects to be taken into account include fire walls, openings in ceilings and walls, access and emergency egress, stairs, firefighting access points, escape routes, lifts, control points for fire safety equipment, pipes for firefighting water, fire extinguishing equipment etc.
Building services
For all building service installations such as heating, sanitary facilities, ventilation, air conditioning, electricity or engineering structures, we produce new digital files either based on existing plans or after carrying out on-site measurements. We supply the drawings either as two-dimensional or three-dimensional AutoCAD files or in the desired system, e.g. pit-cup, Linear, ELCAD. etc.
Site plans
We survey outdoor facilities and produce site plans and contour line plans with all topographical elements (e.g. trees, buildings, traffic areas, green spaces, parking spaces, embankments, shafts, visible boundary stones etc.). On the basis of the plans we automatically generate floor space lists for the relevant structures.
