gif MF-G floor space plan
Varying the rented areas
The floor plan and on-line calculation of rented space (gif MF-G, DIN 277, gross external areas/GEA) for commercial properties
Although potential commercial tenants are a hotly fought-over clientele for building owners and estate agents, a potential rental tenant today has to wait an average of 9 days for a properly dimensioned floor plan of the prospective premises. Not to mention a verifiable floor space calculation. That is mostly because the sales staff do not have access to these documents, either because it is too complicated and time-consuming to obtain them or because the data simply do not exist. We enable you to make the floor plans for your properties available in just a few seconds when needed. Always up to date, and downloadable as a PDF file to any PC on the Internet, including a list of the areas shown.
Clear visual plans
Rental floor plans and lists of rooms shown with a clear structure. Colour display in the standard layout, or by arrangement.Calculation of rented space
We carry out calculations of rented space according to common standards such as gif MF-G., DIN 277 or “gross floor space”. Communal areas are assessed and distributed between the tenants on the basis of defined rules.World-wide access
On-line access to plans and lists from any workplace and any Internet PC.Visualisation
In addition to the desired CAD and bitmap formats, all plans can also be displayed in PDF format with Adobe Acrobat Reader. This means that no special CAD software is needed.Printing and plotting
The plans can be printed in any format, including extracts from the plans, e.g. to show specific rented areas.On-line letting variants
You can alter the plans yourself on-line, e.g. to redefine the rented areas. The floor spaces are then automatically recalculated. You can also use this function to reassign the communal spaces.Procedure
1. Preparation of the floor plansYou provide us with your existing as-built floor plans as CAD files or paper plans. If they are up to date and contain all the data, they can be converted directly into the target format. Otherwise, we check measurements or carry out new measurements in the building. We also record the room uses according to gif MF-G and the tenants.
2. Floor space calculation
From the floor plans we generate the lists of areas according to gif MF-G, DIN 277 or “GEA” (gross external area). The display is by room at the deepest structural level, then it is collected by storey and building in the next levels. The general areas are verifiably allocated to the tenants according to the rules in the standard which you stipulate.
3. On-line publication
After processing we make the data available on the server www.1000hands.net, where you can access them with your password.
4. Variants and alterations
You can make on-line changes to the plans yourself, e.g. by assigning the rooms to other tenants, changing the use of the rooms or defining the allocation of communal areas differently. The changes that you make are then transferred to new CAD floor plans at the push of a button, and the floor space is recalculated.
